Please join Lambda Alpha International’s Baltimore Chapter for our April
presentation: Condo Challenges and Redevelopment Opportunities
The collapse of a high-rise Florida condo in 2021 prompted major changes in condominium laws in Maryland and other states. Major investments will be required at many of Maryland’s 140,000 + condos to fully fund deferred maintenance and structural repairs beginning in 2024, creating distress for owners and opportunities for developers.

LAI Baltimore Member, Jerry Doctrow lives in Highfield House, a National Register listed mid-century high-rise condominium designed by Mies van der Rohe. He and some of his neighbors, design and legal advisors offer you a three-fer at our April meeting.  1) See and tour a great example of modern architecture. 2) Learn of the challenges Highfield House faced to correct water infiltration through its 50-year-old plaza into its parking garage that was deteriorating some structural elements. 3) Learn about changes in Maryland condo laws that will require all condos to independently assess and fully fund deferred maintenance and structural repairs in 2024, which Jerry believes will challenge condo owners and create development opportunities like those emerging in Florida.
